“The F-Boy Island Husband”: Mauricio Umansky EXPOSES his MID-LIFE CRISIS by cozying up to 34-year-old CJ Franco just as he DROPS his SEXY ABS PHOTOSHOOT—CONFIRMING his SHAMELESS pursuit of youth and fame
Mauricio Umansky stepped out with a new flame on Wednesday night.

Over two years after splitting from estranged wife Kyle Richards, 56, after 27 years of marriage, the 55-year-old Real Housewives of Beverly Hills husband and realtor was spotted getting cozy with CJ Franco, 34, formerly of FBoy Island, after a dinner date at Craig’s restaurant in West Hollywood, California.
In photos shared by the Daily Mail, Mauricio, who wore a black sweater and jeans, was seen kissing CJ’s cheek and resting his head on her shoulder as she sported a tan coat and brown hat.
According to the report, CJ is newly single after ending her engagement to director Len Wiseman, 52, earlier this year. In a video shared weeks ago on social media, CJ confirmed the breakup, saying that their relationship “ended a while ago.”
Meanwhile, Mauricio has been single and dating for the past couple of years, being linked to the likes of model Nikita Kahn and influencer Klaudia K.
In other Mauricio Umansky news, he recently posed for a series of “hot and sexy” photos, showing off his abs as he starred as the new face of ARI for the brand’s 2026 campaign.
While Kyle has not yet weighed in on Mauricio’s latest outing with CJ, a report from Life & Style in June claimed the reality star thought his antics with younger women were “pathetic.”
“Kyle sees Mauricio’s flings as a bit of a running joke at this point. She’s honestly not even surprised anymore when he’s spotted making out with someone new. If anything, she’d be shocked if he wasn’t out there with some flavor of the week,” an insider alleged.
“[Kyle] doesn’t want to argue, or even talk about it with him. She’s just thankful he’s not her responsibility anymore. She’s focused on her own life, her own peace, and letting him make his own mistakes, without her getting dragged into the mess,” the source added.
The Real Housewives of Beverly Hills season 15 premieres on Thursday, December 4, at 8/7c on Bravo.
“THE VOTE-GRABBING HYPOCRITE”: DWTS Winner Witney Carson EXPOSED for her SHADY private text, VOWING finalist Dylan Efron only had Zac Efron appear to ‘GET VOTES’—CONFIRMING the champion’s DEEP JEALOUSY over the Efron star power

“Dancing With the Stars” fans believe Witney Carson took a swipe at finalist Dylan Efron before she won the Mirrorball Trophy.
In a since-deleted Reel, the Season 34 champion gushed over her husband Carson McAllister’s support and included a screenshot of one of their text exchanges.
McAllister raved over how “freaking good” his wife’s performance was with partner Robert Irwin in the message — but eagle-eyed Reddit users took note of the back-and-forth visible just above.

“Zac Efron is here,” McAllister, 32, wrote, referencing the “High School Musical” star’s long-awaited arrival at the Nov. 18 semi finals to watch his younger brother.
Carson, also 32, replied, “I saw! They are trying to get votes.”
The pro quickly deleted the reel, as many took issue with what Carson wrote about Dylan and his partner, Daniella Karagach.
“If he really wanted to get votes that desperately he could’ve had Zac there every week,” one pointed out, with another noting that the actor, 38, was not even included “as part of [Dylan’s] dedication week dance.”

Others came to Carson’s defense and doubted she was throwing shade at all.
One fan wrote, “Idk why everyone thinks she’s implying it’s a bad thing! Like yes they were probably hoping Zac would get Dylan more votes. And I’m sure Wit was hoping for the same with Bindi and the Irwin fam. There is nothing obviously negative or even judgmental about what she said!”
Another claimed that haters were “making this deeper than it needs to be.”
Reps for Carson, Karagach, Zac and Dylan did not immediately respond to Page Six’s requests for comment.

It is common for dance duos to have strategies throughout the season in an effort to rack up viewer votes.
Prince William made a surprise cameo on the Nov. 11 episode to wish his friend Irwin good luck in the competition.
Irwin also performed shirtless for the Sept. 30 show and even sparked a showmance with former ‘DWTS’ contestant Xochitl Gomez.
Dylan, notably, insisted to Extra in October that he was fine with Zac “doing his thing” and “supporting [him] every day” in his own way.

When Zac did appear in the audience, the “17 Again” star was all smiles sitting front and center with little sister Olivia, 5, on his lap.
The former Disney Channel star was not present when Dylan took fourth place on Tuesday’s finale, as Robert, 21, and Carson won.
At the time, the zoologist honored Bindi by saying, “My sister said it best. ‘Thank you for changing my life.'”
The emotional moment marked Carson’s second time coming out on top, as she previously won with “Fresh Prince of Bel-Air” alum Alfonso Ribeiro in Season 19.
